Why Zestimates Miss by Six Figures in Alamo and Danville
Automated estimates work by averaging nearby sales of similar homes. In Alamo and Danville — where lots range from flat half-acres to sloped hillsides, remodel quality spans fifty years, and school boundaries shift value block by block — “similar” barely exists, so the averages miss. On estate properties, misses of several hundred thousand dollars are routine.
We do not say this to bash the tools. For a tract home in a uniform subdivision, automated models are genuinely useful. Our market is simply the environment they are worst at, and sellers who anchor on the number can pay dearly for it.
Where the algorithms break here
- Lot utility is invisible from records. Public data shows acreage; it cannot see that one acre is flat, private, and pool-ready while the neighbor’s acre is a slope you can’t use. In Alamo, that difference alone can move value dramatically.
- Remodel quality doesn’t file a permit for taste. A 1978 kitchen and a 2024 remodel can both read “4bd/3ba, same square footage” in the data.
- School boundaries cut through streets. Attendance areas — not city limits — carry premiums, and boundary lines run mid-neighborhood in parts of Walnut Creek and Danville.
- Thin comps compound errors. Few sales, none truly alike, force models to reach farther for “comparables” — importing values from streets that don’t compare.
What anchoring on a bad number costs
Sellers who trust a high estimate overprice, go stale, and chase the market down. Sellers who trust a low one leave money with the buyer. Buyers who trust either negotiate against fiction. In every case the error is invisible until it is expensive.
How to get a number you can act on
